      Vancouver townhouses now sell at prices that detached homes typically did not too long ago.

      And so when a single-family home is offered for the price of a townhouse, it goes quickly.

      This is what happened with a detached that spent just over a week on the market.

      The property at 2252 East 30th Avenue was listed on February 12 for $998,000 or less than a million dollars.

      It sold 10 days later on February 22 over its asking price for $1,215,290.

      The Vancouver real estate has a 2022 assessment of $987,000.

      One may wonder why the current assessment is below a million dollars.

      It’s got to do with size.

      In particular, the two-bedroom and two-bath residence sits on a tiny lot of 1,278 square feet.

      For comparison, a standard Vancouver lot has a frontage of 33 feet and a depth of 122 feet, for a total measurement of 4,026 feet.

      As everyone knows, it’s the land that holds most of the value in real estate.

      For 2252 East 30th Avenue, the lot has a 2022 valuation of $834,000, and the structure, $153,000.

      The home is a small one, measuring a total of only 784 square feet.

      The main floor is 401 square feet, and upstairs is 383 square feet.

      A lot of townhouses and condos are bigger than 2252 East 30th Avenue.

      “Beautiful 2 bedroom detached house for the price of a T/H!” the Oakwyn Realty Ltd. listing stated about the corner lot home.

      The residence includes a “large crawl space for extra storage”, and a huge south facing deck for outdoor entertaining.

      The home was originally built in 1996, and renovated in 2016.

      The Vancouver real estate was last sold in 2008 for $425,000.
